Resource consent for 69 & 71 Roberta Avenue, Glendowie

Resource consent has since been granted for the development for a reduction of units to 15 dwellings at 69 and 71 Roberta Ave, Glendowie.

Quick overview:

  1. Development was reduced in the number of units from 17 to 15 units.
  2. Consent still required for the Rubbish Truck to reverse manoeuvre off site.

E27.6.3.4 Reverse manoeuvring

  1. Sufficient space should be provided on the site so vehicles do not need to reverse off the site or onto or off the road from any site where four or more parking spaces are served by a single access. The proposed private refuse collection trucks are proposed to reverse into / out of the site. The site serves a total of 16 parking spaces.
  2. Development has been positioned slightly further back and reduced in the number of units that run parallel to the boundary of 67 Roberta Avenue.
  3. Acoustic fencing to be installed adjacent 254 West Tamaki Road, to mitigate adverse noise effects from large car park area.
  4. Still some front yard infringements – but buildings now stepped, rather than 1 line.  To reduce dominance effect on the surrounding area and to be more in keeping with the suburban character of the area.
  5. Height, some 8-9m – but is permitted under Auckland Unitary Plan so long as roof pitch is greater than 15 degrees.
  6. Planting provided throughout site as mitigation protected for the duration of the project under a consent notice, and to be maintained thereafter.
